How does drive time affect commercial real estate decisions?

Sometimes it seems like business moves at the speed of light and sometimes it moves at the speed of ordinary traffic. As traffic, distribution, and logistics play a bigger and bigger role in decision making it helps to know how your commercial real estate decisions in Utah are affected by drive time. There are many different reasons for performing a drive time analysis. Some need to know how long it takes to drive to the airport , others need distribution facilities within a certain distance of their manufacturing plant, and others want their office move to be convenient to an existing employee base. EXCITING WAREHOUSE TECHNOLOGY WEARABLE COMPUTER GLASSES

Featured in a recent Wall Street Journal Article, Austrian Company, Michael Pachleitner Group, has some exciting new options in the way of wearable computer glasses. The computer projects digital information onto one of the clear lenses over one of the eyes and gives directions via the Wi-Fi connection to the 1.4 million products stored in the company’s warehouse.

The application of the computer glasses in the warehousing setting could have broad uses in the industrial sector. The hands free computer screen could be used by many companies that have pickers gathering product for shipments or for manufacturing companies where hands free data could improve efficiencies. For the Michael Pachleitner Group, they estimate that the glasses will reduce picking errors by 60%.

At $13,000 per device the technology is still cost prohibitive for most industrial users but with more companies entering the computer eyeglass market, including Google, the competition and interest promises to bring this innovation to the forefront and will drive down the price.

ZIONS BANK TRADE AND BUSINESS CONFERENCE

This morning Craig and I attended the another important event to commercial real estate in Utah, the Zion's Bank Trade and Business Conference. We heard from several business and civic leaders, including Scott Anderson, President and CEO of Zion's Bank, Utah Governor Gary Herbert, David Neeleman, founder of Jet Blue and Azul Airline in Brazil, and Stephen Moore, Senior Economics Writer from The Wall Street Journal, Max Boot, Senior Fellow in National Securities Studies, Council on Foreign Relations, and Carly Fiorina, Former Chair and CEO, Hewlett Packard.

Here are some of the concepts shared by a couple of the speakers at the event today.

David Neeleman - Three tips to create a great company.

1. Hire great people.

2. Be flawless in execution.

3. If something goes wrong in flawless execution, make it right.

1. We are on the cusp of an incredible economic boom in the US.

CITY CREEK DOCK INNOVATION

For the Utah CCIM Chapter meeting in May we had Mark Gibbons, President of City Creek Reserve and Linda Wardell, General Manager of City Creek, give a presentation about the newly completed mixed use development in downtown Salt Lake City known as City Creek Center. There are many fascinating components of the project but one of the lesser known facts that we as Industrial Brokers get excited about, is the semi-truck loading dock located five stories below ground level. In order to get the 40 ton semi-trucks up and down from the dock they designed and constructed two first in the country semi-truck elevators. Rather than take up valuable space on the street level of the project, this innovative solution will provide efficient and safe off street unloading.
